If approved, the project would mark the fifth development in the downtown involving Salvatore and his real estate firm, RMS Cos. Over the past three years, the Stamford native has fast become one of the city's most productive builders, taking on a mix of projects from a boutique hotel on Washington Boulevard to an office-to-housing conversion on Bedford Street.
The roughly $2.5 million redevelopment required converting a two-story 21,000 square-foot office building into an apartment complex with 16 rental units.
Despite differences in scale and location, Salvatore said he expects all of his residential projects to share a similar demographic: young urban professionals who want a building with "high-quality finishes" and a proximity to downtown retail and restaurants.
In fulfillment of the city's affordable housing requirement, six of the units will be designated for individuals or families earning no more than 50 percent of the area's median income.
At the public hearing on the project last week, zoning board members focused their attention on the streetscape design.
Salvatore said he did not have a hand in the architecture of Parallel41, but rather purchased the property after another developer, Canaan Real Estate Investments, had secured zoning approval for the project and its architectural plan.
